The city of Jacksonville issued the renovation permit on November 25, 2025, for the property located at 14016 Beach Boulevard, east of Hodges Boulevard and just south of the Presidium Regal apartments. The project is valued at $819,600, and construction will be handled by MLB Construction Services LLC, which operates out of Malta, New York, and Apex, North Carolina.

The site spans nearly 1 acre and includes a 3,355-square-foot building originally constructed in 2015. The former Freddy’s location was sold by FVR Florida LLC to Cook Out-Beach Blvd Inc. for $2.75 million, with the deed recorded in May.

Cook Out’s First Jacksonville Location

This renovation marks Cook Out’s first restaurant in Jacksonville, expanding its footprint beyond its established presence in the Carolinas and parts of the Southeast. The chain is known for its extensive menu, which includes:
